With buyers coming from Maryland, New Jersey, New York, and Virginia, Amblebrook has quickly become a magnet for 55+ buyers seeking a new kind of lifestyle. And in 2025, it was recognized as 55+ Community of the Year at The Nationals.

The Opportunity: Scaling a High-Converting Stay & Play Program

Amblebrook launched its Stay & Play program in September 2023 to give prospects a taste of life in the community. By 2024, the program had expanded and was delivering an impressive 40% conversion to closed homes.

Sara Carbonell, Director of Sales and Marketing at Amblebrook, has been with the community since 2019 and sees even more potential.

“We wanted to elevate our Stay & Play program, and we thought a community app could help, so we reached out to Alosant.”

Their goal was to streamline the program, enhance the guest experience, and create a tech-forward touchpoint that would resonate with today’s buyers, even if they weren’t tech natives.

The Shift: Stay & Play Goes Digital

In March 2025, Amblebrook launched Stay & Play through its Alosant-powered app, giving the program a centralized, mobile-first experience. The app now supports Stay & Play before, during, and after the visit, making it easier for both prospects and staff to stay connected and informed.

“The app already makes things easier and saves time, even though we’re still working through a few initial adjustments and guiding people as they get started. While it’s early to fully measure success, we expect it to strengthen and grow the program over the next year. We see this year as an important building phase.”

The tech-savvy approach Amblebrook took starts with passive discovery that enables prospective buyers to explore the app without creating an account.

“Buyers like to do their research. Even if they’re not ready to sign up or share a lot of details, they still want to look around. That’s why they appreciate being able to explore the app and see what’s available without giving up personal info.”

The Guest View is the perfect starting point, allowing future buyers to explore events, amenities, and lifestyle offerings without filling out a form. When they’re ready to move forward, they can dive into the Stay & Play program and create an account to schedule a visit.

Onsite App Integration

“We position the Amblebrook App as a tool to use while they’re at Stay & Play. The app is another resource for them and a way to gain accurate information.”

To accelerate onboarding, the team uses iPads pre-loaded with the app and QR codes around the property to make access and downloading easy. 

“When a prospect visits, the team can pull up the app at the sales bar, help them scan the code to download it, and walk them through everything on the spot.”

Lifestyle as Leverage

The app also allows Amblebrook to put its vibrant calendar of events and clubs front and center:

“We host 200–300 events each month and have over 50 clubs. Resident-led activities also serve as a great way to show prospective buyers how robust our programming is.”

What’s Next: From Shopper to Under Contract

Looking forward, Amblebrook sees the app playing a larger role in connecting buyers across all stages of the journey.

“The app bridges the gap between shopper and resident, helping buyers feel instantly integrated. It keeps their excitement and momentum going during the in-between stage of the buyer’s journey, when contracts are handled outside the community and residents might otherwise feel disconnected.”

By addressing this “gap” between touring and closing, the app helps sustain excitement and reinforce connection, even for buyers under contract who haven’t yet moved in.

Stay & Play is already a strong conversion driver at Amblebrook. But with the launch of the Alosant app, it’s now positioned for sustainable, tech-enabled growth. From giving buyers an easy entry point to community life, to helping them stay informed and engaged during and after their visit, the app has become an essential bridge between curiosity and finding their dream community.
