When designing a master-planned community, much thought goes into a developer's strategy to create a space where people will love to live. Equally as important is creating the culture and energy within the master-planned community. The heart of each community comes from everyone who sets foot within it.
Painted Prairie is an award-winning master-planned community in Aurora, Colorado. With an estimated 10-year build-out plan going through 2030, it was the team’s challenge to create that attractive, welcoming culture early on to attract home shoppers.
Looking beyond prospective buyers as an audience to focus on, the Painted Prairie Marketing team turned their sights toward local real estate brokers, knowing that this audience is critical in influencing and guiding home shoppers. Key to this effort was meeting brokers where they were—always on-the-go, and always with their mobile phone in hand.
Using the Alosant app branded for Painted Prairie brokers can easily access realtor-specific information about new developments to share with their clients.
Their unique broker role gives them direct access to builders working within Painted Prairie, including a dedicated page for each company. This experience allows realtors to proactively connect their clients with builders, facilitating quicker communication and streamlining the home shopping process.
The Painted Prairie app also includes a prospect view for the brokers’ clients, allowing brokers to showcase everything the community offers beyond the home. Prospective home shoppers can attend community events and meet residents who can answer the question of what it’s really like to live in Painted Prairie.
Since launching the broker experience, over 6,000 realtors have signed up, with many taking advantage of the Painted Prairie Partners Program through the app. In addition to brokers and home shoppers, residents of Painted Prairie also use the app to keep up with current events and information.
This momentum and broader planning strategy have led to several awards, including the PCBC Gold Nugget Award in 2024 and the NAHB Nationals Award in 2022, both for Master Planned Community of the Year, as well as a MAME Award in 2021 for Best Use of Technology.
